Combine Properties in to one:
By the use of a Certified Survey Map (CSM) we can combine multiple properties that are next to each other into one large piece of property.
Separate Properties into multiple Properties:
Same as above, we can use the Certified Survey Map to take an existing property you own and divide up in as pieces as you want.
Quit Claim Deeds:
Wisconsin State Statutes says: "A quitclaim deed shall pass all of the interest in or appurtenant to the land described which the grantor could lawfully convey, but shall not warrant or imply the existence, quantity or quality of any such interest". What the heck does that mean? There are exceptions to almost everything in this world, but generally speaking it means that one person is transferring ALL of his interest in a specifically described piece of property to another. The person receiving the transferred property assumes all liability that goes with it.

Writing Property Descriptions:
When needed we can prepare a new Property Description. You might be thinking, "what is a Property Description"? Well it is exactly as it sounds. It describes the exterior of your property and where it is located. Property Descriptions are most often used in the transfer of property.
An Easement provides the right to another to use a specified area of land in a limited capacity. Most common ones we deal with are Driveway Easements and Access Easements. We have the ability to prepare a Easement document that when completed, it gets recorded at the County Register of Deeds office.
There maybe a driveway that crosses over your property. Depending on how significantly it crosses over your property, instead of selling your property away an easement can be created and when done properly any modifications to the driveway can force the driveway to be moved off of your property!

In some situations, when a property owner wants to build a barn, shed, garage, or an addition to their home, or other building, or even certain types of landscaping on the property, these improvements may pose a Zoning violation and Re-Zoning is good fix, IF the City will agree to rezone the property. Every city has multiple residential Zoning, multiple business/commercial zoning. Each Zone in a municipality has certain criteria for building size, how far off property lines a building can be, how big the property can be, what the minimum property width should be, how much concrete and asphalt can be constructed, it can determine the use of the property, and these are just a few restrictions that can exist for each type of Zoning.
